Adaptive reuse is the architectural practice of taking an old, existing building and repurposing it for a completely new function, rather than demolishing it to build fresh. Unlike a simple renovation, which merely repairs or updates a space from its original use, adaptive reuse fundamentally changes the building’s identity to meet modern demands.

What services do you offer to lending institutions and banks?

C.T. Male Associates provides Bank Loan Advisory Services, including

• Phase I Initial Plan Reviews (contract documents)
• Phase II Periodic Construction Progress Reviews, and
• Phase III Additional Construction administration support .

These construction progress reviews are meant to confirm the extent to which construction has proceeded, and to verify that the applications for payment submitted by the contractor coincide with the level and quality of work completed, safeguarding the lender against upfront loading of a construction project’s payment schedule.

Yes, our architects can assess the condition, performance and operation of an existing facility or group of facilities, and perform space management or maintenance management services, as needed. Depending on a client’s needs, we can perform more formal baseline property condition assessments (in accordance with ASTM designation E2018), as well as more informal and limited evaluations.

Yes, C.T. Male Associates with support from our environmental group provides environmental compliance and permitting, wetland delineation, SEQR services, Phase I & II Environmental Site Assessments, as well as many other environmental engineering services.
