Conceptual Site Design

The Eliviat Group, LLC – Town of Wallkill, NY

The Eliviat Group LLC hired C.T. Male Associates to provide Conceptual Site Design, Building Programming, and Rendering Services for a new 224 unit multifamily housing project in the Town of Wallkill, NY. Recent Town Code approvals to permit high density residential apartments exclusively in the Town Center Zoning District, required submission to both the Town Board and Town Planning board as part of a Planned Residential Development (PRD) review process. The purpose of the PRD review process is to develop appropriate parameters for the project on a site specific basis and gain town approval prior to moving forward with full Architectural and Engineering services for site plan and building permit approvals.

The overarching intentions of the project are meant to work in tandem with the adjacent Commercial District, and more specifically the Galleria at Crystal Run Shopping Center. Adapting to the changing climate as it relates to the retail market, food and entertainment industries, the addition of residential apartments within walking distance of the Shopping Center is the next step in the transformation of the area. With connection corridors and pedestrian access planned for both direct access to the Mall and the nearby passenger train station, the proposed apartment complex will be the first of its kind in the area and basis for future development in the Town as well as other commercial districts.
